As part of the package, rent is guaranteed for 2 years. The rent from the Dubai property is used to pay for part of the property - so you end up paying less over 2 to 3 years of the payment plan.
These properties have to remain rented for at least 2 years so are not for own use immediately. After this period you can decide what you wish to - most customers leave them rented out. These are purchased direct from us and do not form part of the Dubai Property Buying Service. A £ 99 fee is not payable when you purchase one of these properties.
These are ideal for customers who are looking for pure investment with lower capital outlay and lower risk. These apartments are not near the sea but lie inland. However, they do give the best % net rental returns as service charges are low. They are very popular and over 200 such units were sold in the last 12 months. With rental income and property growth, your investment could easily double in the next 5 years.
Studio Type C1 580 sq ft Gross. 10% rental yield. Very popular - many of our customers have recently purchased these apartments. In low rise buildings near Dubai Airport (10 min drive). Price for category A with top rental yields is AED 399,000 (£66.5K). However you will pay us about AED 319,000 = £ 53,167 (USD $89K) as we collect the rest (AED 80,000) from rent. These were selling for more than £100,000 before price drop in 2008.
1-Bed Type C 900sq ft Gross. 10% rental yield. Includes larger kitchen and separate en-suite bedroom (two bathrooms in apartment). Price for category A with high rental yields is AED 499,000 (£83.2K). However you will pay us about AED 399,000 = £ 66,500 (USD $111K) as we collect the rest (AED 100,000) from rent. Over 100 customers have recently purchased these apartments. Near Dubai Airport. These were selling for more than £135,000 before price drop in 2008.
Payment Plan B allows you to make about 24% of the payment out of rental income. You pay 10% and then about 66% in 30 days. Rest is paid by the rent. After the properties are fully paid for, net rent is paid directly to your account every 3 months.

Our Property Management Division review every property that goes on sale in these areas. If a property is suitable for investment, we make an offer, buy it, and immediately rent it out. Then it becomes available for us to sell to our investor customers as an investment package. After sale, we continue to manage it on behalf of the investor for at least 2 years (usually investors continue to keep us on for the Property Management even after the 2 year period). As we own the property until it is transferred to the new owner at Dubai Lands department, we are able to offer limited payment plans.
The buildings are low rise (not high rise), well spaced, with shops on the ground floor and apartments on the 1st, 2nd and 3rd floors. There is plenty of parking. Rental demand is very good in this area with most tenants being office and mall workers on long term (minimum 1 year) rental. Many people from Ajman and Sharjah are moving back inti this area of Dubai. This area is NOT a tourist area like the marina and is not on the seaside but rental yeild as a percentage of property price (10%) are actually better than Marina area (6%). Since 2003, Openshore have been monitoring the average price of investment properties (Studio and 1-bed apartment) to produce the Dubai Property Index. In the index (shown in the chart below) the pricing in 2003 is shown as 100 and all the prices are shown as relative to this. Red dots are actual. Yellow dots are future forecast and have been revised recently.
Nobody can be certain about the answer to this but most analysts believe that prices on 'ready' properties will rise rapidly and exceed the 2008 peak levels before stabilizing and growing at a slower rate.
